Bay Downing appointed joint-CEO to lead Downing into a new era of growth and innovation

Leading property investor and developer Downing has announced a major leadership appointment as Bay Downing steps into the role of joint-CEO alongside Sally O’Brien, marking a bold new chapter for the company’s future growth and innovation.

As joint-CEO, Bay will define and execute Downing’s long-term vision, focusing on scaling operations, harnessing technology, and unlocking new investment opportunities. His leadership will drive the company’s efforts in expanding its £1.6 billion development pipeline and accelerating its strategy in key UK cities, including Manchester, Bristol, Leeds, Glasgow, Newcastle and London.

Bay Downing, son of Chairman and founder George Downing, has been an integral part of the privately owned family business since 2018. In his new role, he will take the lead on investment strategy, operations, and technology transformation, ensuring Downing remains at the forefront of property development and asset management.

A key priority for Bay will be strengthening Downing’s technology, data innovation, and automation strategies to enhance operational efficiency across its vertically integrated investment management business. This includes integrating cutting-edge advancements such as AI, smart buildings, and automation into every stage of the development process – from design and construction to property management and investment analysis.

“As we scale, it’s critical that we embrace technology to optimise efficiency, enhance customer experiences, and maximise asset performance,” Bay added. “We have an incredible opportunity to lead the market by integrating data-driven insights and automation into our operations, reinforcing our competitive edge.”

Bay will also manage the synergy between Downing and its new subsidiary, Aboria Capital, which he launched last year alongside Jessica Hardman, former Head of European Portfolio Management and UK CEO of global investment manager DWS.

Aboria was created to offer a fully vertically integrated solution for the PBSA and living sectors, allowing Downing to build, retain, and manage more assets while delivering best-in-class living experiences.

“The biggest opportunities for Downing lie in our ability to scale, innovate, and expand into new living sectors,” Bay explained. “Our focus is on entering high-growth markets, including flex-living and smart residential developments, while maintaining our commitment to quality and community-led design. We are actively exploring opportunities to retain more beds under management and create vibrant, future-proof living environments.”
