Leading property developer and investor, Downing, has announced plans to continue the Liverpool office upgrade of its landmark No.1 Old Hall Street building.
The two new developments, which include the expansion of its flexi-office portfolio and a new deal to let the building’s ground floor unit to Pret A Manger, are part of Downing’s overall vision to upgrade and refurbish the building.
Construction work has already begun to increase its flexi-office portfolio, bringing ten new suites to market in the heart of Liverpool’s business district. They will range in size from 140 sq. ft to 1100 sq. ft and are suitable for one to 20 people. Each office can be tailored to suit specific occupier requirements.
Downing’s flexi-office package features inclusive monthly rents, flexibility on duration to suit each customer’s business plan, along with a simplified and standard, short form of lease – eliminating an often expensive and lengthy legal process and allowing early occupation.
The Liverpool office upgrade redevelopment of No.1 Old Hall Street’s ground floor unit will also see the existing space undergo substantial renovations prior to Pret A Manger moving in.
Subject to planning approval, the old brick frontage and iron railings will be replaced by eye-catching double height feature glazing.
This glazing will also enclose an extended, commercial unit of 4,100 sq. ft. above Pret, which will be fitted out by Downing to a first-class standard. Overlooking Old Hall Street and facing Moorfields train station, this new space will be targeted at occupiers demanding high quality and high profile business space.
Downing has selected Keepmoat as its construction partner and work is due to get underway before end of the year, with the new Pret A Manger expected to open in spring 2017 and the new Category A business space to be available for occupation immediately thereafter.
