Since 2003 Downing has been at the centre of remarkable transformations at the former Scottish and Newcastle Brewery site in Newcastle.

As part of the regeneration scheme, we delivered a substantial mixed use development with a new student village featuring 2,000 student beds, a new business school for the University of Newcastle, a hotel extensive retail space.

Today, we manage the two student accommodation properties we built; Verde and The View which are located next to the business school and we are currently working on the final phase of the development which will see us deliver 411 new student beds, set to be completed in 2026.

Transforming the Newcastle Brewery Site

The plaza development site also incorporates a 183-room hotel, and extensive retail space, which forms an impressive gateway to Newcastle City Centre, perfectly positioning it for the ultimate student lifestyle.

It represents the biggest transformational change in Newcastle City Centre in over a generation. As part of our commitment to revitalising the area, we have rejuvenated Heber Street and created a pedestrianised link to the Science Central development, enhancing the overall urban experience.

One of our most iconic buildings is The View, an 18-storey masterpiece that houses 444 high-quality student bedrooms. Serving as the final phase of our Downing Plaza Development, The View showcases a striking blue exterior that graces Newcastle’s skyline from various angles. Its unique design, with the building’s height gradually increasing from the back to the front, creates a harmonious connection with the city centre’s grandeur. The dynamic fa├žade, crafted with reflective glass and metal panels, adds a captivating touch that evolves with the surroundings.

We are extremely proud to have been selected as the partner of choice for Newcastle University, based on the superior quality of our adjacent developments, strong financial position and our ability to meet rigorous time, quality, and budget requirements. As part of Downing Plaza, we have also collaborated on the new Business School for the University, which offers 120,000 sq ft of state-of-the-art teaching spaces and cutting-edge facilities. This building exemplifies our commitment to excellence.

Together with Simpson Haugh architects, we have garnered multiple awards for our exceptional work on all phases of the development.

At Downing, we place a strong emphasis on sustainability.

In our latest phases of development, we are actively working towards the goal of achieving Net Zero Carbon buildings. To achieve this, we are conducting a series of comprehensive whole life carbon studies, with the aim of attaining BREEAM excellent certification for our latest scheme.

We have overcome various challenges throughout the project, such as navigating the redesign of the underground Metro proposed extension and coordinating with the City Council and Newcastle University to allow the adjacent developments to progress with a coherent design philosophy, at different stages of the development cycle.

Working in partnership, this revolutionary Plaza development has proven to be a resounding success and now proudly stands as a magnificent gateway to Newcastle City Centre, offering the ultimate lifestyle experience for students.
